Asbestos Report
Asbestos was widely used in the Australian construction industry from the 1920s through to the 1980s. If you have a property built before 1990, an asbestos report is strongly recommended. For properties in Australia that are found to have asbestos, strict legislation passed by the Australian Government applies.
For workplaces, in particular, the model WHS Act was amended to ensure WHS regulators have the power to deal with asbestos installed in a workplace after its prohibition came into effect on 31 December 2003.
Any building that was constructed or renovated prior to this must be inspected for possible asbestos, and the team at Instant Building Inspections can help.

Understanding Asbestos And Its Health Risks
The two main types of asbestos are bonded (non-friable) and non-bonded (friable). If you have a bonded asbestos product in good condition, it is considered low-risk while intact.
Friable asbestos is easily broken down by hand and has a very high fibre content. When broken or damaged, minute asbestos particles and fibres can become airborne, which, if inhaled, leads to health risks such as cancer, especially in the lungs and stomach.
Bonded asbestos can be found in:
- Roofing sheets
- Shingles and eaves
- Fencing
- Fireproof boards
- Water or flue pipes
- Exterior and interior wall and ceiling cladding
- Friable asbestos can be found in:
- Asbestos rope door gaskets in fires and stoves
- Low-density asbestos fibreboard (LDB)
- Insulation on old hot pipes and domestic heaters
- Ceiling tiles
- Heat resistant fabrics
- Vermiculite and sprayed coatings & insulation

More than 3000 products may still contain asbestos in high volumes in aging properties. A professional inspection with NATA accredited laboratory testing is the only way to know what type of material you are dealing with.
In terms of health risks, Mesothelioma is a malignant tumour that is caused when asbestos fibres are inhaled. Other cancers previously linked to asbestos can include:
- Lung cancer
- Ovarian cancer
- Cancer of the voice box
- And more
Another significant risk is a condition called Asbestosis, which causes long term scarring to the lungs and chronic lung disease. There is no cure for this condition.
